Construction loans

You can resolve Your housing condition easily and favourably with a help from Jadranska banka.
To citizens of Croatia, this Bank offers construction loans going from euro 20.000,00 to 200.000,00  for:

  • buying a flat or a family house, building a house,
  • buying a building parcel or providing municipal services for such a parcel
The Bank grants loans totalling up to 75% of the purchase price of a flat,  a family house or  a parcel, or 75% of an amount established with an investment plan for building a house. 

Who can use the  loans?


All physical persons, citizens of Croatia,  who  permanently reside in it and who can be granted a loan based on their creditworthiness.


Amounts and repayment terms:

  • from euro 20.000,00 to 30.000,00  – a  repayment term of up to 15 years,
  • from euro 30.001,00 to 200.000,00 – a repayment term of up to 25 years
The interest rate for the Bank's customers totals 6,8% per annum, changeable . Otherwise, 9,5% per annum, changeable for others.
Intercalary interest and grace period interest are the same and equal regular interest. These are calculated and charged monthly.

Principal repayment grace period can be contracted to be 6 and 12 months and is included in the loan repayment term.

Prerequisites for becoming loan participants (borrowers, co-debtors):

  • they must be creditworthy Croatian citizens of age
  • the monthly instalment of loan repayment does not exceed 1/3 of permanent non-burdened monthly income of borrower or, if a co-debtor is included, such instalments must not exceed 1/3 of their permanent non-burdened monthly income combined
  • at the maturity date of the last instalment,  these persons are not to be older than 75 years.
Within one loan request may appear persons employed with different employers and just one  pensioner,  artisan, person employed by an artisan or one realizing income from an independent activity.

Use and of loan withdrawal:

The loan payout is carried out in kuna counter value at the mean exchange rate of the Bank ruling on a  particular day. The loans are contracted with a euro foreign currency clause, i.e. loan payables are calculated at the mean rate for euro on the payment date.
The term of loan use is 3 months from signing a loan contract. For building a family house, the term of use may be, at most, one year.
The funds are transferred to the seller's account directly or through a credit letter, all in accordance with items specified on the cost list, with original or pro forma invoices.
The Bank can grant a payout of up to 50% of loan granted directly to the borrower's account, with a 1% fee on the amount paid for buying a flat, a family house or a building lot.With construction , adaptation, finishing, reconstruction, adaptation of a housing unit,this Bank can grant pay out the overall amount of loan granted to the customer's account, with the following fess: (up tp 50%- 1%, 51-100% -1,5% of a loan)

Loan repayment:

It is carried out in monthly instalments expressed in euro at the Bank's mean exchange rate ruling on  their  maturity dates. Instalments are due on  the last day of each month. Premature loan repayment can be made only with the Bank's approval and under conditions ruling  at the time.

Loan repayment security:

- Hypothecation  or mortgage over a real estate in favour of the Bank . The amount of a loan granted max. 1:1,5  ratio in relation

  with the estimated real estate value,

- Insurance policy for a real estate against fire and other dangers, vinculated by the owner  in favour of the Bank,

- Family Bill of Exchange (a property list)

For all participants in the lending operations, the loan contract contains a General seizure clause and Consent to seize their salaries.

The same are to be solemnized by a notary public.

Fee:

- Equals,1,5% of the loan amount

Remark: 

In the beginning, interest is calculated and charged monthly over the grace period

Documentation: pursuant to Rulebook on Conditions for Granting Non-Purpose Loans for Housing Needs ( Lending to Citizens Dept, Trg Kralja Držiuslava bb).
