Housing loans for completion, annex building, reconstruction and adaptation of housing facilities

Loan users
All creditworthy citizens of Croatia who are the Bank's customers or receive their salaries through current accounts-interest rate equals 8,0 %, changeable and,  for others, interest rate equals 10,5%, changeable. In case a loan user is no longer a saver of the Bank, (salary payments trough his current account, if he closes his giro account, operating account, kuna and foreign connect savings) he will be automatically charged interest rate for other customers (10,5%) and, vice versa, should he in the meantime become a saver of ours, he will be charged the interest rate valid for savers (8,0%).


Scope:
Housing loans for completion, annex building, reconstruction and adaptation of housing  facilities are granted in amounts totaling from euro 16.000,00 to 30.000,00,  on up to 10 year repayment terms (70% of amounts determined in investment studies).

Use pay payout of loans:
The loan payout is carried out in kuna counter value at the mean exchange rate of the Bank ruling on a particular day. The loans are contracted with a  euro foreign currency clause,  i.e. loan payables are calculated at the mean rate for euro on the payment date.
The Bank can pay the whole amount of  loan granted to the user's account with fee for cash payout  (up to 50% of loan paid  fee- 1%, above 50% with 1,5% fee).

Creditworthy is the person whose monthly loan payables do not exceed 1/2 of his permanent non-burdened monthly income. To the loan applicant's creditworthiness can be included other creditworthy persons with their incomes. In the capacity of a co-debtor, these are considered creditworthy if their monthly loan payables do not exceed 1/2 of  their permanent non- burdened monthly income.
Within on loan request can appear only person employed by different employers as well as one pensioner, artisan, person employed by an artisan or a person realizing income form independent activity. The sum of years of age and loan repayment term must not exceed 75 years (valid for all loan participants).

  Loan repayment security:
  • Hypothecation  or mortgage over a real estate in favour of the Bank (1:1 ratio)
  • Police of insuring a real estate against fire and other dangers, vinculated by the owner in favour of the Bank
  • Family bill of exchange ( with a property list)


  • For loans contracted without a grace period,  the first installment matures in the month following the grace period expiry.
  • With loans contracted with 6 and 12 grace periods (the repayment term is included the grace period), the first installment matures in the month following the grace period expiry. During the grace period, interest is calculated  and charged monthly .
