Who can use the  loans?
Housing  loans offered by Jadranska banka can be used by physical persons- Croatian  citizens having residence in Croatia- who, based on their  creditworthiness, can be participants in  such a loan operation.

Creditworthy is the person whose monthly loan payables do  not exceed 1/2 of  his permanent non- burdened monthly income. To the loan applicant's creditworthiness can be included other creditworthy  persons with their incomes. In the capacity of a co-debtor, these are considered creditworthy if their monthly loan payables  do not exceed 1/2 of  their permanent non- burdened monthly income.

Creditworthiness of loan participants is established depending on where they are employed, based on the employer's confirmation on their salary amounts, on the last three pay rolls, the BON-2/SOL forms and BON-1 forms, copies of last pension rolls and similar.

Only persons employed by different employers can appear within a single loan application and just one:  pensioner, artisan, person employed by artisans or person realizing income from an independent activity.

The age of loan applicant and other loan participants together must not exceed 75 years as at the loan settlement date.

What are the basic lending terms?
Depending on loan amounts, the repayment time periods equal:

  1. From euro 20.000,00 to 30.000,00 - 5 to 15 years
  2. From euro 30.001,00 to 60.000,00 - 5 to 20 years
  3. From euro 60.001,00 to 200.000,00 - 5 to 30 years
The interest rate on loans granted is changeable and totals 6% per annum.

Loan using
The loan user must conclude a  Contract on Loan Using,  not later than 30 days as of the loan granting day. Otherwise, he will lose  his rights  to the same loan. The loan using term equals  up to one year as of the contract concluding.

General documentation:

  1. A loan application
  2. A copy of identity cards of the loan applicant, the co-debtor and pledge debtors
  3. The last pay roll (certified by the employer),
  4. A proof of the ownership over real estate, the original excerpt from the land register, i.e. an excerpt from the book of contracts deposited , not older than 5 days,
  5. Real estate evaluation,
  6. A policy of real estate insurance, vinculated in favour of the Bank,
  7. If needed, the Bank can require additional documentation.
